Choosing the Right Home for Your VA Loan

Your VA loan can open the door to a home with no down payment, but the home itself still has to fit the loan and fit your life. Here’s what kinds of property qualify, what the VA appraisal looks for, and how to choose a home you’ll be glad you bought.

What a VA loan can buy

A VA loan is for a home you’ll live in. It can be used for:

  • Single-family homes
  • Two- to four-unit properties, as long as you live in one of the units
  • Condos in VA-approved projects
  • New construction
  • Manufactured homes and lots that meet VA requirements
  • A home you buy and improve

It can’t be used for a vacation home or a rental you won’t live in. You’ll generally need to move in within a reasonable time after closing.

What the VA appraisal checks

Every VA loan includes an appraisal by a VA-assigned appraiser. It does two jobs: it confirms the home is worth the price, and it checks VA’s minimum property requirements. In plain terms, the home must be safe, structurally sound and sanitary.

Appraisers look at things like:

  • A sound roof and structure
  • Working heat, plumbing and electrical systems
  • Safe drinking water and sewage disposal
  • No obvious safety hazards, such as exposed wiring or peeling paint in older homes

The appraisal isn’t a home inspection. It protects the loan, not every detail of your purchase. A separate home inspection is still one of the best investments you can make before you buy.

If the appraisal calls for repairs, they usually have to be completed before closing. Sellers often handle them, and your agent can negotiate who pays.

Tips for choosing the right home

Think about the next five to ten years

Buying commits you to a place in a way renting doesn’t. Ask yourself how long you expect to stay, whether a job change or a move is likely, and whether the home has room for the life you’re planning, such as kids, a home office or aging parents.

Know your must-haves

Write down the few things the home has to have before you start touring. A third bedroom, a short commute, a single-level layout: having the list ready makes it easier to say no to homes that look good but don’t fit.

Stay open on the rest

The flip side of must-haves is flexibility. A neighborhood you hadn’t considered, or a home that needs cosmetic work, can be the difference between finding the right place and searching for months.

Set a budget you’re comfortable with

No down payment makes buying easier, but the monthly payment is yours for years. Decide what payment feels comfortable, not just what you qualify for, and leave room for repairs, since you’re the landlord now. If your budget relies on two incomes, make sure that plan holds up.

Get pre-approved before you shop

A pre-approval tells you what you can afford and shows sellers your financing is real. In a competitive market, it’s often what gets a VA offer taken seriously.

Questions to ask about any home

  • How old are the roof, furnace and water heater?
  • Is the home in an HOA, and if it’s a condo, is the project VA-approved?
  • Are there signs of water damage, foundation movement or pests?
  • What do property taxes and insurance cost? They’re part of your monthly payment.
